Take a look at your home from the
street, would YOU buy it again? Use this
small checklist to assure a lasting "First
Impression"

the lawn and shrubs well maintained?

there cracks in the foundation or walkways?
- Does
the driveway need resurfacing?
- Are
the gutters, chimney and walls in good
condition?
- Do
the window casings, shutters, siding or
doors need painting?
- Are
garbage and debris stored out of sight?
- Are
lawn mowers and hoses preperly stored?

to your doorstep, you want to be sure to
capture their complete attention once inside!
You definitely want the beauty of your home,

windows and mirrors.
- De-Clutter
- Closets, garages, storage areas. These
are important features of any home.
- A
small investment in a fresh coat of paint
is important to prospective buyers
- Eliminate
Odors - Pets and Cigarettes may encourage
others to leave without a full tour of
the home. Plan your deodorizing days in
advance.
- Repair
the small things - Leaky faucets, burned
out light bulbs, a running toilet. A prospective
buyer wants to know that the home was
well kept.
Set
a Fair Price
Your Agent will be able to provide
an analysis of what similar homes in
the market are selling for. Be honest with
yourself, and sell at a price that wont
exclude you from lookers.
Expect
Intrusions
As with any sales process, the
buyer will always expect reasonable leniency
on viewing your home. Be prepared to have
your home ready for show in a moments notice.
If you are going to be unavailable, make
sure your Agent has a set of keys, or a
lock-box setup to show immediately when
the opportunity presents itself.
